Water damage restoration in Austin

Water spreads further than it looks. We find all of it, dry it the right way and put the room back together, with photos and readings you can hand to your adjuster.

What water damage restoration covers

Water damage restoration is everything between “there is water on the floor” and “the room is back to normal.” It starts with stopping the source and finding where the water went, then removing what cannot be saved, drying everything that can, and rebuilding what came out.

The part people miss is the hidden water. It wicks up drywall, runs under baseboards, soaks the pad under carpet and settles into wall cavities and cabinet bases. If it is not found and dried, it shows up later as swollen trim, peeling paint, odors or mold.

What you get from us

  • A walk-through of what got wet, with a moisture map and photos
  • A plain list of what has to come out and what can be dried in place
  • Air movers and dehumidifiers sized to the space, checked every day
  • Daily moisture readings you can see, until the materials are dry
  • An itemized estimate and a drying report for you and your adjuster
  • Rebuild of the drywall, trim, flooring and paint that came out

Signs the water went further than you think

  • Baseboards that are swollen, soft or pulling away from the wall
  • Paint that bubbles or drywall that feels cool and soft
  • Carpet that stays damp or smells musty after it looks dry
  • Hardwood or laminate that cups, buckles or lifts at the edges
  • Water stains spreading on ceilings below an attic unit or bathroom

If you see any of these, the materials behind them are probably still wet. A moisture meter and a thermal camera can tell you for sure.

Common questions

Does homeowners insurance cover water damage?

Most Texas homeowners policies cover water damage that is sudden and accidental, like a burst pipe or a water heater that fails. Many do not cover a slow leak that went on for weeks, or flooding from rising water outside, which needs a separate flood policy. Your policy and your adjuster decide. We give you the photos, moisture readings and itemized estimate that show what happened.

What is the difference between flood damage and water damage?

To an insurance company, “flood” usually means surface water coming in from outside, like a rising creek or street runoff. “Water damage” usually means water from inside the house, like a pipe, appliance or roof leak. The two are often covered by different policies, so it helps to know which one you have.

How long does drying take?

Many rooms dry in three to five days once the equipment is set, but it depends on what got wet. Hardwood, thick subfloors, cabinets and wet wall cavities take longer than carpet and drywall. We take readings every day and only call it dry when the numbers say so.

How every job runs: the 4 Rs

1

Reveal

We find all the water, not just the puddle. Moisture meters and a thermal camera show where it went inside walls, under floors and into cabinets, and we photograph and record every reading.

2

Remove

We pull out standing water and take out what can’t be dried, like soaked carpet pad, swollen baseboard or wet insulation. You hear what is coming out and why before it goes.

3

Remediate

We set air movers and dehumidifiers, check the readings every day and keep drying until the materials are back to normal. If mold has started, it is handled the way Texas rules require.

4

Rebuild

We put back what came out (drywall, baseboard, flooring and paint) so the room looks and feels like home again.

We’ll get you squared away.
